Produce an in-depth survey of your site providing a detailed spreadsheet including  (Make/Model/Serial number/Quantities)

Dilapidation Reporting / Condition Reporting

Provide a full detailed report of your site and the assets (including photos, make/model/serial number & DOB).  


With this information, you will be able to plan your budgets over a specified time frame (in years) Looking at areas where there will be higher reactive costs.

EPC's - Energy Performance Certificate

 An EPC is required for all building construction, sale or rent.

Non-domestic buildings are responsible for almost 40% of energy consumption and carbon emissions in the United Kingdom.

The Energy Performance of Buildings (England and Wales) Regulations 2012 require that non-domestic buildings in England and Wales have an Energy Performance Certificate (EPC) on construction, sale or rent.

We provide Commercial Energy Performance Certificates for any complexity level of building with our national network of qualified and accredited energy assessors, which is a requirement for assessment.

Buildings that are more energy efficient are likely to have lower fuel bills and carbon emissions. The EPC will have a recommendation report that identifies cost effective energy and expense saving measures.

TM44's

  

TM44 Air Conditioning Inspections are required for buildings where air conditioning systems have a combined total cooling capacity greater than 12kW and these inspections must be carried out every 5 years by an accredited air conditioning energy assessor.


Our air conditioning inspections will help you avoid costly penalties.

The penalty for failing to having an air conditioning inspection report is fixed at £300 and are a legal requirement under The Energy Performance of Buildings (Certificates and Inspections (England and Wales) Regulations. Trading Standards will enforce the penalty per building that are repeatable at Trading Standards discretion.

Only reports that have been produced and lodged by an accredited air conditioning assessor are valid reports and there are two types of inspections that can be offered depending on the type of air conditioning systems installed in your building.


  • Level 3 inspection focuses on simple systems such as packaged split systems installed in a naturally ventilated building.
  • Level 4 inspection is required for buildings that contain more complex systems such as mechanically ventilated buildings.


All of our air conditioning energy assessors are fully accredited with many able to deliver both level 3 and level 4 assessments and we offer nationwide coverage as required.

The Inspection is designed to improve the efficiency, energy consumption, operating costs and carbon emissions of the air conditioning systems installed in your building.

Low cost or no cost inspections


Although there is no legal requirement for you to act on the recommendations made on our report, many of the saving opportunities we will identify will be low cost or no cost changes, which can be implemented quickly and inexpensively and the savings made will often cover the cost of your inspection.


Your air conditioning inspection report will include the following information:


  • Executive summary and key recommendations.
  • The efficiency of the system and suggestions for improvement.
  • Any faults identified during the inspection and suggested actions.
  • The adequacy of equipment maintenance and any suggestions for improvement.
  • The adequacy of the installed controls and control settings and any suggestions made for improvement.
  • The size of the installed system in relation to the cooling loads and any suggestions for improvement.

Life cycle & Life cost report

Using the asset collection list along with carrying out a site survey to inspect the condition of the equipment and ascertain the required information to be able to produce a 25 + year life cycle document comparing the age to the CIBSE life guide.  Over this time frame we can show maintenance costs, repair costs and replacement costs and in which year they are likely to happen to allow the client to budget properly. We can also make introductions to companies to carry out repairs/upgrades.

Disaster Recovery Plans / Emergency Site Folders

Using site drawings (or we can get these produced) we draw onto these the locations of incoming & outgoing services (Gas/Electric/Water/Drainage) focusing on main isolation valves and points of high risk.  Also highlighting areas of fuel storage or battery storage (such as UPS) Along with gas suppression systems.

If the client would like this to be turned into an emergency site folder we can also add in information on locations of emergency lighting, fire extinguishers fire alarm panels.

Maintenance Tendering & Auditing

We carry out bespoke tendering for our clients (Hard/Soft/TFM).  Once the tender has moved on to "go live" we then assist the client with carrying out regular site audits and contract meetings.  Producing reports and providing technical support.
